Creating Added Value by Applying Logistic Principles in Management of Local Government Owned Real Estates

Local governments worldwide own many different real estates. Real estates are a valuable asset for local governments, but at the same time, they are one of the local government’ s least used resources. This paper compares management of real estates owned by local governments in Croatia and in selected countries. Also, it reveals that significant added value can be created if logistics approach was introduced into real estates management. Records on real estates management in the public sector praise reforms and achievements of Australia, New Zeeland and Canada in that area. Development of Chinese economy is no longer a surprise. Transition and post-transition countries of the Central and Eastern Europe share specific characteristics, while progress is the slowest in the former Soviet Union countries. Some of the most important logistics principles suitable to create added value in real estates management are complete and updated inventory lists, operating statements, privatization of surplus real estates, consolidated management system and an integrated IT solution. Those principles can greatly influence local governments to manage their real estates more efficiently and ensure added value to citizens in the form of almost corruption-free and less costly local governments, more different services and of better quality to citizens and local businesses.
