Permanent or temporary settlements? - Second homes as a transformation factor of settlements in the Croatian littoral

After the WWII the second home phenomenon experienced significant growth became one of the strongest factors in the transformation of settlements in the Croatian littoral. Although the increase in the secondary dwelling proved to be a leading process in the Croatian littoral also in the periods of the conversion and adaptation of the existing/vacated dwelling fund (in the 1960s and 1970s), as well as of the increased construction of purpose-built family second homes (1970s and 1980s), in the last fifteen years and in the conditions of the free-market economy it entered the phase of apartmentisation and of the steadily growing international demand. The settlements with the highest number of second homes within the local dwelling fund have developed typical second home landscape. Another side-effect can be observed in the radical societal changes which affected small local communities. Since the second home phenomenon in the Croatian littoral has had a stronger effect on the transformation of smaller settlements, some of these already show distinguishable traits of temporary rather than permanent settlements, in which the second home influence plays a dominant role not only in the shaping of physical landscape, but also in the shaping of the whole local societal life. According the data from the Census of Population, Households and Dwellings 2001, all settlements in the Croatian littoral can be classified into six groups according to the ratio between the number of second homes and of permanently occupied dwellings in the local dwelling fund. For each of these groups the characteristics of spatial and social transformation caused by secondary dwelling are emphasized.
