Decision Making in Building Maintenance

Buildings are no longer viewed simply as structures for dwelling and work. Buildings are resources that can be managed, and whose value changes in relation to the quality and quantity of resources invested in them. In the developed countries, financial indicators of investments into the housing stock show a growing gap between the funds invested in the construction of new buildings and funds invested in the maintenance of existing buildings. The funds dedicated to the maintenance of buildings more and more exceed the funds for construction. The development of construction and modern technologies has made it possible for resources invested in the repair and reconstruction of a building to significantly increase its usability, life expectancy and value. This paper presents a model for making decisions in the process of determining priorities in buildings maintenance. The decision making model is based on a maximally consistent and unbiased weighing valuation of set criteria, and the formation of a cumulative index which defines priorities in maintenance. As a support for decisions, the authors apply 'Expert Choice' software which is based on the Analytic Hierarchy Process. This hierarchic approach allows the decision maker to analyse all options for efficient decision making.
