Second homes on the Croatian islands – structure and main features of the phenomenon

So far, researches about situation on Croatian islands have been mostly focused on negative aspects of demographic transition like aging, emigration, depopulation as well as on general positive impacts of tourism on islands' development. Indeed, Croatian islands are characterized simultaneously by both regressive and developmental processes – they are spaces of negative demographic trends but at the same time, these spaces are attractive to tourists, maybe just because of lower population density or because their preserved landscapes, cleaner sea, calmer atmosphere, or less urban lifestyle. Somewhere between these two processes lays second homes development. This phenomenon has so far been studied mainly on the national level but some studies focused on particular islands (e.g. Zlarin or Vir) have shown that temporary residents using their vacation homes are a growing phenomenon on the islands also. Following these indications, the main aim of this study is to give an insight into structure and key features of second homes spread on the Croatian islands. The analyses will be based on the 2011 census data for Croatian islands. More precisely, our analysis will try to find possible socio-spatial differentiation in second home use on Croatia islands. Furthermore, our analysis will explore whether both island’s size and distance from shore are connected with number of second homes on it. Results of this analysis, among other things, will identify the islands with larger number and density of second homes. That could be the first step for further studies of second homes’ potential for economic and demographic development of Croatian islands.
