Cultural routes: model of the holistic managing of the villas of Dubrovnik

There is no unique model of managing the Country Architecture in the Republic of Croatia, so neither for the Villas of Dubrovnik, which could give relevant answers on modern challenge of their maintenance. There is a special necessity for this model in the case of their touristic valorisation and modern use and/or in the cases of new construction in the protected built heritage complex or area. In the relevant scientist literature, professional papers and documents, tourism is mostly perceived as an activity which destroys built heritage or as a factor of their maintenance and protection – depends on the side and interest of the writer. The official recommendations of the international organizations for maintenance of the cultural heritage since 1980 accepted tourism as the partner in this field. The cultural routes have become the most popular touristic activity for protection of the cultural heritage in this century. The issue of this paper is to analyze the position of the villas of Dubrovnik today and the social valuation on all levels (local, national) as well as touristic and cultural. The villas of Dubrovnik in this paper include all villas built between 14th and 18th Century in the area of the ex Dubrovnik Republic. The aim of this paper is to set up a model of the holistic management of the villas of Dubrovnik which can be used for other built heritage. It’ll be done after the situation analysis. The villas of Dubrovnik are “live subject” with their own “life cycle” so the model contains opportunities and limitations relating to now days physical conditions and current use of the villas of Dubrovnik. The partnerships and human resources in the whole process of managing will be also an important part of this model. The idea of the managing in this paper promotes the creative use of the cultural routes as a weft for long term self-sustainability of the villas of Dubrovnik.
